A Bear Mountain custom home is a hillside project: sloped lots that drive foundation design and excavation, bedrock that can change the cost of a basement, exposure that raises the envelope standard, and community design guidelines that shape the exterior. Plan the house from the site survey and the guidelines, and the views come with a home that lasts.
Elevation Is the Whole Story
Bear Mountain sits above Langford on the slopes of Skirt Mountain, and nearly every lot there has grade change. That is what delivers the views over Langford, the Sooke Hills, and the water beyond, and it is what makes each house a site-specific piece of engineering. We have built two custom homes on Navigators Rise, and the second was easier than the first for one reason: we had already learned that street's ground, drainage, access, and approval rhythm.
Foundations on a Slope
A sloped lot rarely allows a simple slab or a level crawlspace. The foundation steps with the grade, retaining walls hold the cut and the fill, and the lower level often becomes a walk-out, which is where many Bear Mountain homes put media rooms, family rooms, and legal suites. Excavation on the mountain also meets rock. Bedrock close to the surface is excellent to bear on and expensive to remove; the geotechnical assessment tells the structural engineer and the excavator what to expect, and it is the single most useful document a hillside project can have before pricing.
Water Has to Be Managed, Not Hoped Away
On a slope, water arrives from uphill as well as from the sky. Site drainage, perimeter drains, retaining wall drainage, and where roof and driveway water are discharged are engineered items on Bear Mountain, and municipal requirements for stormwater management apply. A hillside house with poor drainage is a house with a wet lower level and a moving retaining wall within a few winters. Doing it properly at construction is a fraction of the cost of fixing it afterward.
Exposure and the Envelope
Higher sites catch more wind and more weather. Vancouver Island's wet, wind-driven climate is demanding at sea level; at elevation with an open exposure it is more so. The building envelope — rainscreen assemblies, flashing, continuous weather barrier, window and door products rated for the exposure — is what determines whether the house handles that for decades, and it is where we do not economize. The large windows that deliver the view are also the largest openings in the envelope, and they are detailed accordingly.
Design Guidelines and Approvals
Bear Mountain is a planned community with design guidelines covering exterior materials, rooflines, colours, and how homes present to the street, in addition to the City of Langford's zoning and building permit process. The guidelines exist to protect the character of the neighbourhood and the value of every home in it, and they are a constraint to design within rather than an obstacle. The practical sequence is to design to the guidelines from the start, submit for the community's review, then proceed to the municipal permit, so nothing is redrawn between the two.
Access and Staging
Hillside lots have limited flat ground, and the street can be steep. Where materials are delivered, where the crane or pump truck sets up, where excavated material goes, and how neighbours' access is kept clear are planned before the first truck arrives. On our second Navigators Rise build, that plan was largely already written.
What to Have Before You Price
- A topographic survey showing the grade change across the lot and the legal lines.
- A geotechnical report on the soils and rock.
- The community design guidelines and the applicable Langford zoning numbers.
- A preliminary drainage and stormwater approach from the civil engineer.
- A site logistics plan: access, staging, spoil, and neighbour protection.
We design and build custom homes on Bear Mountain and across Greater Victoria as a BC Housing Licensed Residential Builder and members of the Victoria Residential Builders Association, with 2-5-10 home warranty coverage on applicable new homes.
