Since the province's small-scale multi-unit housing legislation, most single-family lots across BC now allow additional units — secondary suites, garden suites or coach houses, and in many cases duplexes, triplexes, or larger multiplexes — without rezoning. The exact rules vary by municipality, from Vancouver's R1-1 zoning to the suite-friendly bylaws on the West Shore. We'll confirm what your specific lot supports and design around a single home or a multi-unit build.

Across our service area that ranges from Richmond's delta flood levels and high water table, to the sloped, view lots of Coquitlam, Burnaby, and Bear Mountain, to the seismic requirements that apply region-wide. We bring in geotechnical, structural, and energy professionals as the lot requires and engineer the foundation for the ground it sits on.

We provide a detailed, itemized estimate built around your lot and design, so you're planning with real numbers rather than a per-square-foot guess.

  • 5. Finishing and handover: interior finishing, final inspections, and a walkthrough before you take the keys

New homes built by a licensed residential builder in BC carry mandatory 2-5-10 home warranty coverage: two years on labour and materials, five years on the building envelope, and ten years on structure. We build as a BC Housing Licensed Residential Builder through Pacific Home Warranty, subject to the provider, policy terms, limits, and exclusions.
