Building in Crescent Beach
Crescent Beach and Ocean Park sit on the bluff and shoreline at the southwest corner of Surrey, a few minutes from the beach, Crescent Park and the border. Lots here are established and often deep rather than wide — this one runs 180 feet back on a 50-foot frontage — which shapes the plan: a two-level home that uses the depth of the lot for a private rear yard rather than spreading across it. Proximity to the ocean also raises the bar for the building envelope, flashing and drainage, because salt air and wind-driven rain find any weakness over time.
A home built around comfort systems
The mechanical package in this home is more than most new builds carry: radiant in-floor heating and a forced-air system with air conditioning, a heat recovery ventilator for continuous fresh air, a built-in vacuum, smart thermostats and a whole-home speaker system. Those systems have to be designed into the structure early — radiant loops go in before the slab and floors, ducting and HRV runs need space in the framing, and low-voltage wiring has to be roughed in before drywall. Coordinating them so nothing collides is the quiet work that makes the finished house feel simple.
Kitchen and bathrooms
The kitchen is built around a 60-inch Wolf double range and Thermador appliances, which set the layout: appliance dimensions, gas and electrical loads, and ventilation are fixed before cabinetry is drawn. Every bedroom has its own ensuite — five full bathrooms plus a powder room — so plumbing was planned as stacked runs to keep supply and drainage efficient and to leave the mechanical room reachable for service.
Indoor-outdoor living
A 15-foot nano door folds the main living space open onto a sunken patio with a Napoleon gas fireplace, and the yard is roughed in for a gas barbecue and hot tub. Large openings like this need a structural header sized for the span, careful waterproofing at the threshold, and a patio graded to move water away from the house. Done properly they become the room the family actually uses most of the year.
