A garden suite is a complete small house

A detached garden suite is often described as a small project, and that is misleading. It contains everything a house contains — foundation, framing, a full building envelope, a kitchen, a bathroom, heating, and its own electrical and plumbing service — compressed into a small footprint on a lot that already has a home on it. The systems are not simpler; there is simply less room to fit them. That compression is what makes garden suites more demanding per square foot than the main house.

Site access and working behind an occupied home

The defining constraint is usually access. The build site sits in a back yard behind a house the owners are still living in, often reached down a narrow side yard, and every load of material, every piece of equipment, and all excavation spoil has to travel that route. Established trees, existing landscaping, fences, and neighbouring properties all limit what can be brought in and where it can be staged. That constraint shapes the construction sequence from the beginning, and it is why an experienced builder plans access before design is finalised.

Servicing the suite

Connecting a garden suite to water, sewer, and power means trenching across an existing property and, frequently, confirming that the main house's electrical service can carry the additional load. Where it cannot, a service upgrade forms part of the project. These are the items that most often surprise owners because none of them are visible in the finished building, and they are exactly what we assess before providing an estimate rather than discovering once the excavator is on site.

Designing compact space that works

In a small footprint every decision is amplified. Ceiling height, window placement, and the position of the bathroom and kitchen determine whether the suite feels generous or cramped, and storage has to be designed in from the start because there is nowhere to add it later. A well-planned garden suite lives considerably larger than its floor area suggests — and a poorly planned one of identical size does not.

We build to that standard because a suite that is cheap to build and expensive to maintain serves nobody.
