The city sits on the Fraser delta, roughly a metre above sea level, and that single fact shapes the whole project — from flood-level foundations to how the home is laid out for the families who live in it. Building on the delta: flood levels and foundations
Richmond's Flood Construction Level sets a minimum finished-floor elevation, so homes are built up rather than down — full basements are rare because of the high water table. The delta's silt-and-sand soils also raise liquefaction and settlement concerns, so most builds require geotechnical engineering, an elevated and engineered foundation, pressure-treated grade lumber, and careful moisture detailing at the base of the home. We plan for all of it from the start, because here it drives the design and the budget.
Homes designed for multigenerational living
Many of our Richmond clients are building for more than one generation under one roof. That means designing in a main-floor bedroom and full bathroom, wider doorways and accessible details for aging parents, private zones for each family unit, and — very often — a spice kitchen: a secondary, enclosed kitchen for high-heat and aromatic cooking alongside the main one. These are best built into the original plan, not added later, and we design around them from day one.
Single-family home, suite, or multiplex?
Since June 2024, Richmond allows at least one secondary suite or detached laneway home on single-family and duplex lots, and lots near frequent transit can support more units. Steveston is the main exception — it carries a temporary exemption while sewer infrastructure is upgraded, along with heritage requirements. We'll confirm what your specific lot and neighbourhood allow before design.
